As a brand new mixed-use complex, we began planning months prior to opening to position One East on the cutting edge of sustainable design, workplace, shopping, and community engagement.
An incomparable location
Featuring unobstructed Huangpu riverfront views, direct access to mass transportation, and a location less than 20 minutes to all five major central business districts of Shanghai, One East was designed with market-leading specifications. From the very beginning of planning, we wanted One East to be a leading sustainable development that was tenant- and community-focused, while also well-positioning Huangpu and Shanghai for continued growth. The LEED Platinum and FITWEL certified complex consists of three premium A-Grade office towers and a retail centre, is centrally located within the Huangpu district - within three kilometers of more than 800,000 residents and 200,000 office workers.
A leader in sustainability from day 1
One East is our latest landmark property to raise the standard of healthier workplace environments. In addition to attaining China’s Green Building Label (GBL) 2-star and LEED CS v4 Platinum certification, in mid-2020, the mixed-use complex earned a FITWEL 3-star certification, the highest rating within the FITWEL standard. As the first property in greater China to receive the certification, this milestone recognizes our commitment to creating healthier workplace environment for tenants and visitors alike.
Developed by the U.S. Centers for Disease Control and Prevention (CDC) and the U.S. General Services Administration (GSA), FITWEL is the world’s leading building health certification system that supports healthier workplace environment to help improve occupants’ health and productivity.
FITWEL’s team looked into the architecture design, construction and operations of One East and evaluated it against the concepts of energy conservation, environmental protection and ecological sustainability. One East’s office buildings have built-in intelligent control systems that supports energy conservation and reduces emissions. The primary air system can adjust the air volume according to carbon dioxide levels to ensure efficient air ventilation inside while filtering out particles above 0.1 micron to provide an overall healthier environment. The air-conditioning system with independent terminals, allows for temperature adjustments effectively, contributing to lower energy consumption as well as lower operating cost. The office buildings at One East are also equipped with a real-time air detection system and double glazed glass, which ensures temperature regulation, thermal insulation, noise insulation, ventilation and environmental protection.
Along with its highly accessible location and proximity to the riverside promenade, One East’s landscaped green spaces and its purposeful use of natural light were contributing factors that led to its 3-star rating. Infrastructure and design elements aside, the services and amenities at One East such as the emergency management system which includes having an adequate number of certified first-aid personnel, convenient drop-off areas and functional office conveniences also played a part in convincing FITWEL’s team of researchers and urban planners of One East’s commitment towards supporting the overall wellbeing of the One East community.
Pioneering edgy events
With a vision to establish One East as a true 24/7 destination, we focus events and activations centered around wellbeing, sustainability, arts and culture, diversity and community.
For example, One East recently hosted a two-day tenant celebration event to introduce our YOU ARE THE ONE concept. YOU ARE THE ONE tells the story of One East being more than just a location or space, but rather an ever-evolving meeting point for those who set the pace, change the trends and indulge in all things new and different.
We are also focused on keeping One East on the forefront of new and unique activations. In 2021, Shanghai Fashion Week will host Labelhood, its pioneer fashion and arts festival at the property. Labelhood is a key event for emerging designers in China, reminiscent of London’s Fashion Scout. When compared to Shanghai Fashion Week’s main tent at Xintiandi, Labelhood is rooted in youth culture and urban fashion. This collaboration with Labelhood helps to establish One East as a cutting edge fashion and lifestyle destination.
