Largest LEED Platinum project in EMEA

In 2020, we achieved a Leadership in Energy and Environmental Design (LEED) Platinum designation for ICD Brookfield Place in Dubai. Through this certification, the 53-story ICD Brookfield Place became the largest and tallest commercial building in the Europe & Middle East region to achieve the rating - taking its place among the top 20 largest LEED Platinum projects in the world.

The Foster + Partners-designed state-of-the-art office and retail campus achieved the highest rating awarded by the US Green Building Council for green building design, construction, operations and performance. ICD Brookfield Places offers 990,000 square feet of highly efficient and flexible workspace alongside 160,000 square feet of curated retail and dining offerings.

The property possesses all the key themes of Brookfield Properties’ successful placemaking ethos with its focus on wellness, culture, sustainability, and experience. In addition, numerous environmentally-conscious, carbon footprint-reducing, and occupant wellbeing principles were incorporated into both the development and operations phases of the property.


Environmental consciousness

During the construction phase, over 87% of waste was recycled to reduce landfill waste. In addition, over 30% of construction materials came from recycled products (e.g. steel and concrete) and were sourced locally to reduce environmental impacts from travel.

Designed to be energy efficient and minimize its ecological footprint, ICD Brookfield Place has reduced its energy consumptions by 28% above industry standards. The building management system (BMS) and energy meters monitor consumption around the clock to help optimize usage.

Air quality and water

ICD Brookfield Place increased fresh air by more than 30% above the ASHRAE (American Society of Heating, Refrigerating and Air-Conditioning Engineers) requirements and significantly above local standards. Smart building sensors throughout the tower monitor air quality, while UV light technology incorporated in the HVAC system helps prevent the transmission of bacterial and viral infections.

The use of high-quality non-toxic paints, materials, and adhesives, as well as the green cleaning policy also contributes to a healthy indoor environment.

Finally, water requirements for irrigation have been reduced by 60% due to the selection of low water demand plant species. The irrigation across the project utilizes recycled condensate water from the air conditioning system, therefore the building does not draw water from the municipal water supplies for the extensive 140,000 sq. ft. of landscaping. In addition, the bathrooms within ICD Brookfield Place use 48% less water than the industry baseline.


Location and community

ICD Brookfield Place possesses all the key themes of Brookfield Properties’ successful placemaking ethos: wellness, culture, sustainability, and experience. As with all of our major developments, we ensure that the property is centrally located near public transportation and major thoroughfares. ICD Brookfield Place is positioned in the heart of the Dubai International Financial Centre (DIFC), a densely occupied and pedestrian friendly community with great public transport links to reduce car travel environmental impacts.

With its central location, ICD Brookfield Place was also designed to provide occupants with adequate exposure to daylight, which is critical for the health and well-being. With access to daylight and stunning views, the mood of occupants is enhanced, which can lead to higher rates of productivity, focus and satisfaction levels.
